  Our next CAN TLC meeting will be Tuesday, March 31, 7:00 PM, and will be held online. I will send out a meeting invitation from RingCentral in a few minutes. Click the link there to join the meeting at 7:00 on Tuesday. the agenda will include:
Peter Fry, a consultant for Bridge Development who will discuss a proposal to make a second attempt to win approval for a warehouse in the 7600-7800 block of NE Killingsworth (behind Comcast). The previous application for this was denied by the City
Eli Spevak will ask for your thoughts about redevelopment of the site that currently houses Taqueria Los Pepitos Locos at 5013 NE 42nd Ave. It was the former home of Rose's Ice Cream.

Hi all,

Also on the agenda for tomorrow’s meeting is a very preliminary feedback meeting for proposed redevelopment of the property at 5011 NE 42nd Ave., which was formerly Rose’s Ice Cream, now Los Pepitos Locos.

We’ve been assembling our design team and stopping by community meetings (Our NE 42nd and Concordia land use thus far) to get early feedback on our plan to build a mixed use building on the site.

A few quick notes:
Design team: Brett Schultz teamed up with Mark Lakeman (turns out they were middle school buddies!)
4-5 stories with ground floor commercial fronting on NE 42nd Ave.
100% electric with rooftop solar, taking initial steps to participate in Pacific Power’s “Path to Net Zero” program. Anticipated inclusing of mini-split heat pumps, heat pump water heaters, HRV systems, and roof-top PV (likely also some ecoroof)
Rental apartments would be studios to 2-BR, with predominantly 2-BRs. Inclusionary housing would apply, requiring a few units to be permanently affordable at 60% MFI. We’d have some shared interior/exterior common spaces.
There not be off-street parking. There would be lots of ground level bike parking, in excess of the new stepped-up code requirements
Our ideal timeframe is to break ground in Dec/Jan. But given everything going on right now, we’re taking things one day at a time and I’m not sure what sort of schedule is realistic
Attached is a really sketchy idea of a possible layout I put together. But architects are working on massing models this week, so it’s likely to change quite a bit with that. We’d love initial feedback & ideas while much of the design is still quite malleable.
